Most people do not understand what it takes to coordinate the multiple tasks involved in selling real estate. Listing the property, placing it in the MLS, (multiple listing service) and other internet systems, then finding the Buyer is the easy part. The real work begins when escrow is opened.
Coordinating the various inspections, termite work, appraisal, etc., along with ensuring the right disclosures are provided is just the beginning. The process also involves close coordination with the new lender to ensure all conditions are met so that the Buyers loan gets approval in a timely fashion. Of course there is the Title work that requires detailed search and examination for recorded items to ensure a "clear title", not to mention ensuring accurate property legal description is transposed on the new Grant Deed in order to transfer title to the new Owner of Record. Finally when the loan "funds", every expense, every loan, everybody must be paid, with no penny unaccounted for.
Of course all of this needs to be accomplished within the allocated time frame, and, at the same time so that escrow can close on time! So, I must say....
